Yes. Under the 2025 revision, high-demand areas such as Athens, Thessaloniki, Mykonos, and Santorini require €800,000 for a property of at least 120㎡, while other regions require €400,000 for the same size. Converting a commercial property to residential use or restoring a listed heritage building qualifies from €250,000.

Are there options other than real estate?
Yes. Investing €250,000 in a Greek government-registered start-up qualifies, subject to holding no more than a 33% stake, creating at least two jobs within one year, and maintaining those jobs for at least five years. Other routes are €400,000 in company shares or bonds, €400,000 in Greek government bonds with a minimum three-year maturity, and a Greek bank deposit held for 12 months or more at €400,000, or €350,000 under the lower-tier deposit option.

Can a Golden Visa property be rented out short-term on Airbnb?
No. Property acquired through the Golden Visa program cannot be used for short-term rentals, and violations can trigger fines. The investment itself must also be held for at least five years, and withdrawing early affects eligibility.

Do I actually have to live in Greece?
The stay requirement for maintaining the Golden Visa is light: a minimum of seven days in Greece after obtaining it. Citizenship is a separate matter and can only be applied for after meeting a five-year residence requirement.

Yes. A spouse and children can be included in the same application. Children may be included if they are 18 or under, or up to 26 if they are financially dependent on their parents.
